1. Agreement
By accessing and using summitofny.com (the “Site”), you agree to these Terms of Service. If you do not agree, please do not use the Site.
2. About Summit
Summit Real Estate, Inc. is a licensed New York real estate brokerage operating in Westchester County. License #109907589. Supervising broker: Kamran Parandian.
3. Use of the Site
The Site is provided for informational purposes about Summit's services and the Westchester real estate market. You may browse, read, contact us, and search third-party real estate databases linked from the Site. You may not:
- Scrape, harvest, or programmatically extract content from the Site
- Use automated tools to submit contact forms or spam the firm
- Reproduce or republish substantial portions of the Site's content without written permission
- Attempt to circumvent any security measures on the Site
4. Content Accuracy
All information on the Site, including market commentary, neighborhood descriptions, property data, and external search results, is provided for general informational purposes only. Summit makes no warranty as to the accuracy, completeness, or current validity of any information. Property data displayed via external searches (e.g., Realtor.com) is provided by third parties and Summit is not responsible for its accuracy. Always verify property details, pricing, and availability with Summit directly or with the listing broker before making any real estate decision.
5. No Professional Advice
Content on the Site, including blog posts and market commentary, is for general information only and does not constitute legal, financial, tax, or investment advice. Real estate transactions involve significant financial and legal commitments; you should consult qualified legal, financial, and tax professionals about your specific situation. Summit's brokerage services are governed by separate written agreements between Summit and its clients.
6. New York Real Estate Licensing
Summit is licensed by the New York Department of State as a real estate brokerage. License information appears in the Site footer. Summit's Standard Operating Procedures, required by NY Real Property Law § 442-H, are available at summitofny.com/sop.pdf.
7. Fair Housing
Summit complies with the Federal Fair Housing Act, the New York State Human Rights Law, and all applicable state and local fair housing laws. Summit does not discriminate on the basis of race, color, religion, national origin, sex (including gender identity and sexual orientation), familial status, disability, age, marital status, military status, source of income, or any other protected characteristic. 8. Intellectual Property
The Site, including its design, original content, photography (where Summit-owned), logos, and trademarks, is the property of Summit Real Estate, Inc. or its licensors. Third-party marks — including the Equal Housing Opportunity logo and the REALTOR® mark — are the property of their respective owners and are used in compliance with applicable usage guidelines. The Summit logo and brand identity may not be reproduced without written permission.
9. Third-Party Links
The Site contains links to third-party websites, including Realtor.com, the New York Department of State, and other resources. Summit does not control these sites and is not responsible for their content, privacy practices, or accuracy. Links are provided for convenience only and do not constitute an endorsement.
10. Contact Form
Contact form submissions are governed by both these Terms and the Privacy Policy. By submitting an inquiry, you acknowledge that doing so does not create a brokerage relationship between you and Summit. A brokerage relationship is established only through a written agreement signed by both you and Summit.
11. Disclaimer of Warranties
The Site is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, Summit disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. Summit does not warrant that the Site will be uninterrupted, error-free, or free of viruses or harmful components.
12. Limitation of Liability
To the fullest extent permitted by law, Summit and its agents will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site, including loss of profits, data, or goodwill, even if Summit was advised of the possibility of such damages.
13. Governing Law
These Terms are governed by the laws of the State of New York, without regard to its conflict of laws principles. Any dispute arising from these Terms shall be brought exclusively in the state or federal courts located in Westchester County, New York.
14. Changes to Terms
Summit may update these Terms at any time. The “Last updated” date at the top of this page reflects the most recent revision. Continued use of the Site after changes constitutes acceptance of the updated Terms.
