What Sets Westchester's Premier Towns Apart: Bedford, Chappaqua, and Pound Ridge
When buyers come to us searching for the "right" Westchester town, the conversation almost always narrows to a handful of northern communities that share rolling topography and an equestrian sensibility but diverge sharply on everything else. Bedford, Chappaqua, and Pound Ridge represent three distinct answers to the same question: what does the ideal Westchester life look like?
Bedford: Historic Character and Land
Bedford encompasses three distinct hamlets — Bedford Village, Bedford Hills, and Katonah — each with its own personality. Bedford Village preserves a colonial-era green and a streetscape that feels genuinely unchanged, while Katonah anchors an arts-forward community with the Caramoor Center and easy Metro-North access. Parcels here tend to be large, often five acres or more, attracting buyers who prioritize privacy and land.
The Bedford Central School District is consistently ranked among the top in the state. Katonah station on the Harlem Line puts Grand Central Terminal roughly 65–75 minutes away — workable for a few days per week but demanding for a daily commute. Price tier: expect $1.2M–$4M+ for a well-maintained home on a meaningful lot.
Chappaqua: Top Schools and a Tighter Commute
For buyers who place school rankings above all else, Chappaqua is difficult to argue against. The Chappaqua Central School District — home to Horace Greeley High School — routinely places in the top 1–2% of New York State schools. The hamlet itself is compact and walkable, with a genuine downtown and a train station that puts commuters at Grand Central in under an hour on express service.
The trade-off is density and price. Lots are smaller than Bedford or Pound Ridge, and demand is intense — well-priced homes in good school zones routinely receive multiple offers. Entry-level for a four-bedroom in Chappaqua starts around $1.0M–$1.3M; the upper end extends past $4M for newer construction.
Pound Ridge: Privacy at a Premium
Pound Ridge is the most rural of the three, with no true downtown and a landscape defined by nature preserves, horse properties, and architectural estates on expansive acreage. Buyers come here for a level of privacy that the other two towns can't match. The Pound Ridge–South Salem district feeds into Somers High School, which is solid but doesn't carry the same brand recognition as Chappaqua or Bedford.
Commuting from Pound Ridge requires a car to the train — the nearest Metro-North stations (Katonah or Goldens Bridge) add 20–25 minutes to any journey. In return, the value proposition is compelling: comparable acreage and square footage costs meaningfully less than Bedford, and dramatically less than Chappaqua. For buyers who can manage a hybrid schedule, Pound Ridge offers the finest land values in northern Westchester.
All three towns represent excellent long-term investments in a market where inventory has remained persistently tight. The right choice depends on your commute tolerance, how much you weigh school brand versus actual outcomes, and whether your ideal home sits on half an acre or ten.
